Exemptions

SFH and condos per Costa Hawkins Act. Anything built after 2/1/1995. Subsidized buildings, apartments inhabited by Sec 8 voucher holders, nonprofit owned buildings, and owner-occupied duplexes, per local law.

No more than 4% and only one increase in a 12 mo period

Exemptions

SFH, condos, owner occupied duplexes. Deed restricted affordable housing. Other rare exceptions per local ordinance.

Under what circumstances is the landlord obligated to pay relocation assistance to tenant?

All no fault just cause evictions after 30 days of occupancy.

Two months rent or $5,000, whichever is greater, if a
tenant is evicted for a no-fault reason.
