Rent Stabilization

Exemptions

SFH and condos per Costa Hawkins Act. Anything built after 2/1/1995. Govt subsidized units, apartments inhabited by Sec 8 voucher holders, nonprofit owned buildings, and owner-occupied duplexes, mobile homes, per local law.

How much can rent be increased and how often?

No more than 4% and only one increase in a 12 month period

Is banking allowed?

No

Are passthroughs or additional costs allowed (pets, utilities, parking, etc)?

Landlord can petition city for fair return increase.

Eviction Protections

Exemptions

All tenancies of fewer than 30 days; single family owner occupied residence; duplexes where the owner lives in one unit as their principle dwelling; tenancies in which the tenant shares a bathroom or a kitchen with the landlord

Under what circumstances is the landlord obligated to pay relocation assistance to tenant?

All no fault evictions

2 months rent or $5000 whichever is greater
