Rent Stabilization

Exemptions

SFH and condos per Costa Hawkins Act. Anything built after 2/1/1995. Townhomes, dwelling units that are a subdivided interest in a subdivision, subsidized and public housing, including units covered by Section 8 vouchers, per local law.

How much can rent be increased and how often?

Rent increases are limited to 5%.
One increase per 12 months.

Is banking allowed?

No

Are passthroughs or additional costs allowed (pets, utilities, parking, etc)?

Landlords may file fair and reasonable return petition
