Rent Stabilization

Exemptions

SFH and condos per Costa Hawkins Act. Anything built after 2/1/1995. Rentals subsidized by gov’t entity; short term rentals; multifamily rentals that are designated as historic landmarks.

How much can rent be increased and how often?

75% of CPI or 2.75%, whichever is less

Is banking allowed?

No

Are passthroughs or additional costs allowed (pets, utilities, parking, etc)?

Landlord may petition for fair return adjustments and capital improvement passthroughs.

Virutally no exemptions other than standard institutional exemptions and owner occupied properties.
