Rent Stabilization
Exemptions
SFH and condos per Costa Hawkins Act. Anything built after 6/13/1979. Units regulated or controlled by another agency and units that have been substantially rehabbed, per local law.
How much can rent be increased and how often?
60% of CPI. One increase per 12 months.
Is banking allowed?
Yes
Are passthroughs or additional costs allowed (pets, utilities, parking, etc)?
Pass throughs for a range of things like capital improvements, O&M, 100% passthroughs for earthquate retrofits.
